I'll wait for more Alder Lake information before making a decision.

I am sure Alder Lake-S will get delayed to Q1 2022.

A new report has shed more light on Intel's next desktop processors, the Rocket Lake-S series. Apparently, the processors will be compatible with Z490 motherboards and will support PCIe 4.0. However, Rocket Lake-S will be built on a new 14 nm process and will only offer up to 8-core SKUs.
